For Just £19.99 including VAT per month you can cover your property with
the landlord electrical maintenance cover spreading the yearly cost over a 12

• Our local electrical contractors on call for your property 24hrs a day 365 days of the year,
• Your property is covered on all emergency breakdowns with free unlimited labor charges, and up to £2500.00 inc. VAT, of free materials and unlimited to rectify the emergency call out issue and to get the mains supply back on and working correctly . All electrical equipment and accessories will be covered including:
Fuse boards and circuitry wiring within the property and all fixed wiring and sockets and switch outlets causing the
power/electricity to fail
We supply temporary heaters/including ovens, lighting a backup power generator to supply the property with power until the fault is rectified if out of power for more than 12 hours
Up to £160.00 inc. VAT, free labor and materials combined on all non-emergency works on all house hold items as stated above in the emergency call out list, this also comes with a further 20% off anything above the free £160.00, giving you a guaranteed very low labor and material cost quoted.

If you have completed 12 months maintenance cover, a free EICR certificate is carried out on the property worth up to£200.00 when due or immediately if needed.
•We offer with the breakdown cover a direct phone number to A.J.R Coleman Electrical services for a maximum 2-hour response time to the property, or if needed your lettings agent could prefer contact first.
•All non-emergency works to be quoted and landlord permission needed if cost exceeds the free £160.00 inc. VAT combined labor and material costs,
•A quotation to be raised if emergency works exceeds £2500.00 inc. VAT
•No tenant is ever left without power if the external power is in correct working order.
•All works invoiced and quoted, for Landlord record keeping
•Maximum total of £160.00 inc. VAT can be claimed in a sign up of 12 months maintenance period from cover start date, no claim can be made until 7 days after the policy start date.
•No Excess charges for any works/call outs or claims, and for all non emergency works.

1. If an incident/emergency call out occurs at your property, which is covered under your agreement, please call the number shown on your agreement schedule, we will then arrange for the works to be investigated within 2 hours. Please call us as soon as you are aware of the fault at the property. We will not be able to cover the costs if any work carried out by any persons not authorized by us in advance 7 days prior on the fault in question. All policies to be recorded and the address will be marked as the agreement name. The engineer will contact the tenant and be advising time of arrival. No works will be carried out if the cost is above the agreed free materials and labor of £160.00 inc. vat without permission of quote. The engineer will not carry out works on any equipment other than stated on the schedule agreement.
2. If your incident is an emergency, all emergency works are classed as priority and attended within 2 hours of the received call, failure of us to do so will result in 2 month’s free maintenance cover.
3. How long is my agreement for? This agreement is a month-to-month contract with no hidden renewal costs or excess charges. You can cancel the maintenance cover at any time. your property is covered from payment date to payment date(monthly), if a payment is missed you will have 7 days to complete the payment to be covered, failure to do so will result in your property having no maintenance cover.
4. How can the agreement be canceled? If you wish to cancel your agreement; you (the person(s) named on the agreement schedule) or an authorized representative, must contact us by the phone numbers attached or writing to us to our company address. You may cancel your agreement at any time and choose an appropriate cancellation date if needed.
5. If you are a monthly payer, upon cancellation, we will ask you to choose an appropriate cancellation date to ensure any claims can continue to be made until the cancellation date chosen.
6. Refunds and Payments upon cancellation Depending on when you cancel and whether you have made a breakdown claim prior to cancellation.
7. You are not tied in this scheme for 12 months you can cancel at any time.
8. Any external electrical power issues we attend, and the distributer of the mains power is at fault, or the tenants equipment or miss use of the electrical equipment, we ask invoices to be sent to the supplier of electricity if the main meter is faulty/loss of mains incoming power, if the tenant/s is at fault, the tenant is liable for the costs and those costs are not taken from this policy,
